Interviewing qualified builders in the area is always prudent, however, seeking multiple bids and selecting the lowest-priced option often leads to compromises in quality and craftsmanship. Competitive bidding can incentivize contractors to cut corners, or add unexpected costs through change orders after the contract has been signed. At Flagg, we competitively bid our major subcontractors and share those bids with you during the pre-construction phase. Based on our Coronado experience, we prioritize delivering the highest quality value, balancing price and performance to ensure your satisfaction. Our transparent pricing and commitment to excellence mean you receive a lasting investment without sacrificing quality.

The cost per square foot depends on the complexity of the project as well as the level of fixtures and finishes, thus, this amount varies greatly from home to home, and project to project. After we establish a PSA and then a detailed construction budget, we can get a better understanding of the price per square foot for your project. Importantly Flagg has retained and constantly updates our construction cost data base incorporating 70+ completed homes. We are transparent in our pricing. There are no hidden fees or surprise expenses. With our attention to quality and detail, the price per square foot will be as unique to the project as are the goals of each client.

The timeline for your project depends on various factors, including its size and complexity. Prior to construction, thorough planning and coordination are necessary to mobilize resources effectively. While custom home construction typically ranges from 16 to 19 months onsite, our meticulous planning ensures timely execution while maintaining quality standards.

Flagg’s design team collaborates with the clients to create the schematic designs, including scaled floor plans, elevations, site plans, and 3D renderings. Upon the clients' approval, the schematic designs are reviewed by city planners to ensure compliance with zoning regulations and then sent to a Structural Engineer for load calculations. Construction Documents are prepared and meticulously organized, adhering to California Building Codes and local zoning ordinances, and then submitted to the city for building permits.

It is very difficult, if not impossible to give an accurate price for a design/build project before there are plans. A Professional Services Agreement (PSA) enables us to prepare the site for construction, develop detailed plans, and prepare a construction budget tailored to your project requirements. Through the PSA, we guide you through material and feature selections, ensuring alignment with your vision and budget. This collaborative process fosters transparency, allowing us to establish an accurate scope of work and construction budget upfront, mitigating surprises during construction.

We utilize Dixieline Fund Control, an escrow system that safeguards your construction funds and provides real-time visibility into expenses through an online portal. Through this system, clients retain full control over their funds, with disbursements carefully managed and documented. Prior written approval from the client is required to disperse funds. Our transparent approach empowers you with progress reports, cost vs. budget status and ensures the highest level of security, giving you peace of mind throughout the project.

Indeed, there are factors beyond our control that may influence the project timeline. The most common ones are inclement weather and coordination with utility companies, particularly SDG&E. Inclement weather, such as storms or heavy rain during excavation and foundation work, can significantly impede progress. It's crucial to ensure that the foundation is constructed under favorable weather conditions to maintain structural integrity, sometimes requiring a temporary pause in construction until conditions improve.
The second common delay arises from coordination with SDG&E. We initiate the SDG&E application process at the signing of the PSA. However, due to significant delays in assigning project managers on their end, demolition cannot commence until gas and electric services are safely removed, often causing delays. To mitigate this, we maintain constant communication with SDG&E, regularly requesting status updates, and endeavor to streamline the process as much as possible to minimize disruptions to the project timeline.
